UK, A Client’s Guide to the Legal Profession 2006
We offer an integrated and seamless service, working with
the other members of the Built Environment Group together
with our corporate and tax colleagues, to provide specialist
legal advice to all those concerned with the acquisition,
development, funding, management and disposal of property.
Our clients are commercially minded organisations or
individuals and include major PLCs, pension funds, property
developers and investors, house builders, government
departments, regional development agencies, NHS bodies,
housing associations and social landlords. We provide an
effective timely and fuss free solution to our clients’
property needs enabling them to achieve their goals.
Example of our recent experience includes the following
·
Acting
for developers on one of the largest regeneration schemes in
inner London involving the complex multi-phased development
of 1350 private and affordable residential units together
with community facilities. This has involved working closely
with both, the local authority and the registered social
landlord as well as the client to structure the transaction
to achieve a mutually satisfactory position for all parties
in terms of phasing and allocation of planning and market
movement risks.
·
Advising the
developers of an area of several hundred acres within the
Western Expansion Area of Milton Keynes. The land is
allocated within the local plan and will provide the site of
some 5,000 houses, a new secondary school, various
employment uses and a district centre.
·
Advising on
the comprehensive development of an area of 145 ha at
Colchester of which our clients land is 40 ha. Part of this
land is brownfield but a significant proportion will be
greenfield development. The gross undeveloped land value is
in the order of £61m. The development will involve 1,500
houses, retained operational hospital use, new school,
football stadium, health and fitness centre, hotel,
1,000,000 square feet of new business use, all new
infrastructures to include latest phase of spine road and
new roundabout and junction with the A12.
·
Advising on
the comprehensive redevelopment and disposal of Battle
Hospital, Reading which will comprise some 300 houses and a
new retail food store. The undeveloped value of the site is
in the order of £45M.
·
Acting for
the District Council on the regeneration of Margate town
centre.
·
Acting for a
large registered social landlord on the purchase of a 26
acre site, at a cost of £21m, in Corby for the development
of residential housing, which included providing advice on a
joint venture agreement with an infrastructure provider.
·
Acting for
the private developer arm of a residential social landlord
on the purchase of land for development of a 3.21 hectare
site in Kent which included advice on the client’s
development obligations in relation to a mixed use part of
the scheme and development requirements from a developer of
the residential part of the scheme.
·
Acting for a
large investment company on obtaining planning permission
and subsequent onward sale for development of a South London
site for residential development at a sale price in excess
of £25m.
